Our Warranty

One year on workmanship. Up to five when we maintain the home together.

Every Green Bee Construction project includes a one-year warranty on our workmanship. For homeowners who keep us involved in maintaining the home, we extend that coverage up to five years. This page explains how it works in plain language. The full terms live in your construction agreement.

The Standard One-Year Workmanship Warranty

For one year from the date of substantial completion, Green Bee Construction warrants that our work will be free from defects in workmanship and will conform to the plans and specifications in your agreement. If a covered defect appears during the first year, we repair it at no cost to you.

This express warranty is in addition to, and does not limit, any rights you have under California law, including the building standards established by the Right to Repair Act (California Civil Code section 895 and following).

The Extended Warranty: Years Two Through Five

A home performs best when it's maintained by the people who built it. That's the premise of our extended warranty. We extend coverage of our structural work and workmanship up to five years from substantial completion when two conditions are met.

Annual inspection and maintenance. You schedule an annual inspection with Green Bee Construction each year. We walk the home, identify the maintenance and adjustments it needs, and perform them. The cost of the inspection and maintenance is the homeowner's responsibility. Coverage continues year to year as long as the annual inspections continue. If an annual inspection is not completed, extended coverage ends.

Approved materials. The extended warranty covers materials selected and approved through Green Bee Construction. Owner-supplied materials and materials we did not approve are excluded from extended coverage.

What the Extended Warranty Covers

Structural elements, including foundation, framing, roof structure, and load-bearing components. Window and door installation, where defects affect operation or weatherproofing. Installed flooring, covering structural integrity and proper installation.

What It Does Not Cover

Normal wear and tear, neglect, or maintenance that was declined or deferred. Damage from earthquakes, floods, fires, or other events outside our control. Modifications or repairs performed by anyone other than Green Bee Construction. Paint, caulking, and other aesthetic finishes, which weather naturally with age and exposure. Appliances and factory-manufactured products, which carry their own manufacturer warranties.

Manufacturer Warranties

At the end of your project, we transfer all manufacturer warranties to you, including those covering roofing materials, windows, and appliances. Claims involving those products go directly to the manufacturer.

Transferability

The extended warranty belongs to the original owner. If the home is sold, the extended warranty ends unless renewed with us in writing.

Making a Claim

If you believe you've found a covered defect, send us written notice promptly. We'll inspect it, confirm coverage, and schedule the repair. Covered repairs are made at no cost to you.
