If you're pricing a kitchen remodel in Nevada County, the number you'll find online is a national average, and it wasn't priced on your house. We just finished a kitchen in Nevada City that answers with real numbers instead: budgeted at $65,000, finished right around $55,000. Here's where the money went, what moves the number up or down, and why this one came in under.
A Kitchen That Worked Against Her
The Nevada City kitchen was a time capsule. Pickled maple cabinets with cathedral arches, a mirrored backsplash, and an awkward bar arrangement around a pass-through that chopped the room into pieces. Nothing in it was broken. It just worked against the person using it.
The homeowner wanted one space that was functional, open, and laid out well enough to actually work in, and beautiful enough to want to be in. Getting there meant taking out the divider wall and the bar, which is a common move in this county's older homes, but the wall was never the point. The layout was.
What This One Cost
The scope was a full remodel. The divider wall came out, and an island with a butcher block top and a raised bar went in where the pass-through used to be. New cabinets with pull-outs and drawer bases, floating shelves where a lazy susan would have gone to waste corner space, a counter-depth refrigerator, and solar tubes bringing daylight through the ceiling.
Budgeted at $65,000. Final cost right around $55,000.
The wall itself wasn't load-bearing, so it came out clean. The complexity was above it: the new range hood had to vent through a spot where the roof forms a valley on an outside wall, which took custom ducting to solve. That was scoped and priced before demo, not discovered after.
A good bid meets the house before the crew does.
Where the Money Goes
On this project, the cost order ran: cabinets and countertops first, labor second, electrical third. That ordering holds on most full kitchen remodels we do.
National cost guides like Angi's put an average kitchen remodel between $25,000 and $40,000, with California at the top of the range. Those averages are real data. They're just the wrong tool for budgeting your kitchen, because the averages blend refreshes with gut remodels across every housing market in the country.
The averages price a kitchen. They don't price yours.
What actually moves the number:
- Cabinet grade. The single biggest line on the budget. Stock, semi-custom, or custom is a wider price spread than any other choice you'll make.
- How far the walls and fixtures move. Keeping the sink, stove, and walls where they are keeps money in finishes. Moving them shifts money into plumbing, venting, and framing.
- Electrical scope. Older kitchens often need circuits, capacity, and lighting brought up to current code once the walls are open.
- Appliances. All new, or keeping some? The spread runs from hundreds to thousands per item.
- Finish level. This is the multiplier. High-end cabinets, countertops, appliances, and backsplashes are how a $50,000 remodel becomes a $75,000 or $100,000 remodel.
What an Older Foothills House Adds
Nothing about the foothills automatically makes a kitchen cost more. What adds cost is age, and this county has a lot of older homes.
A house that's out of level or out of plumb adds work, especially if the floor needs leveling before cabinets and countertops can sit right. Tight crawl spaces slow down plumbing and electrical. And rooflines complicate venting, like the valley our hood duct had to thread on this job.
Then there's what's under some of the oldest ones. We rebuilt a camp kitchen up by Bowman Lake where the framing had been sitting on dirt for fifty years. The whole thing was rotten. We lifted it from the inside, put new footings underneath, and set it back together. Rock foundations and framing on grade are real things in this county, and they turn up when you open a floor.
That's not a reason to fear remodeling an older kitchen. It's a reason to hire someone who's been under a few of them, and to budget like the unknown is possible.
The Line That Made the Difference
Here's why the Nevada City kitchen finished around $10,000 under budget, and it isn't luck.
We bid the job to account for problems we couldn't see yet. What's behind the walls, what's under the floor, what the roof would demand of the ductwork. Some of that cushion is in the number on purpose, because on a remodel, you don't get to X-ray the house before you price it.
On this project, the unforeseen mostly didn't show up. The duct routing was already scoped, the walls held no surprises, and the cushion went unspent. So the final cost came in under the budget, and the homeowners kept the difference.
A lower bid is a real number, and it's tempting. But a bid priced as if nothing will go wrong isn't a cheaper kitchen. Do I need a permit to remodel a kitchen in Nevada County?
For most real remodels, yes. Purely cosmetic work like paint, flooring, and swapping cabinets in place is generally exempt, and Nevada County publishes a list of work exempt from permits. Anything touching framing, plumbing, electrical, or mechanical needs a permit, and most full kitchen remodels touch several. Permits run through the county or city building department depending on where your home sits.
How much does it cost to remove the wall between the kitchen and living room?
It depends what the wall is doing. A non-load-bearing wall, like the one on our Nevada City project, comes out relatively cleanly. A bearing wall needs engineering and a beam, which is a different budget line. And sometimes the real cost isn't the wall at all. Ours was what had to reroute above it, where the hood vent met a roof valley.
Is it cheaper to keep my existing kitchen layout?
Generally, yes. Keeping the sink, stove, and walls in place keeps the budget in cabinets and finishes, which is where you see and feel the money. Moving fixtures shifts dollars into plumbing, venting, framing, and drywall, which you'll never see. Worth it when the layout is the problem. Not worth it by accident.
What does a 10x10 kitchen remodel cost?
The tape measure doesn't price it. Scope does. A small kitchen with a layout change and high-end finishes can cost more than a larger kitchen refreshed in place. Size mostly sets material quantities. The decisions that set the price are the ones about walls, fixtures, cabinet grade, and appliances.
How do I know if a bid accounts for the unforeseen?
Ask what it assumes. Ask the contractor what the number expects to find behind the walls, under the floor, and above the ceiling, and what happens if none of it materializes. A bid with no room in it for the unknown isn't a lower price. It's a number that hasn't finished being priced.
Will a kitchen remodel raise my property taxes in Nevada County?
Not for like-for-like work, in general. Under Proposition 13, repairs and in-kind remodeling such as new cabinets, counters, and flooring are treated as maintenance and generally aren't reassessed. What gets assessed is new construction, like added square footage. For your specific project, the Nevada County Assessor is the one who decides, and the right place to confirm.
Does a kitchen remodel need a structural engineer?
Only when structure changes. Removing a bearing wall, adding a beam, or altering the roof or floor framing brings an engineer in. A remodel that keeps the structure alone, even a full one like our Nevada City project, typically doesn't. The building department's plan review is where that requirement gets settled.
How long does a kitchen remodel take?
The cabinet order sets the clock. Cabinet lead times are commonly the longest wait in the whole project, which is why we get them ordered early. Construction time then depends on scope, and the honest schedule is the one built around lead times rather than promised in spite of them.
